About the role

As the key onsite FM lead, you'll support the Senior FM in ensuring the smooth running of a broad range of services across the Newcastle site, including: 

  • Oversee the delivery of both soft and hard FM services, including cleaning, catering, vending, planned maintenance, and contractor management.
  • Review contracts, ensuring KPIs and SLAs are well-defined, met, and continuously improved.
  • Produce accurate weekly and monthly reports covering contract performance, financials, staffing and operational output.
  • Manage helpdesk reporting, planned works, and communicate progress clearly to client teams. 
  • Act as the day-to-day point of contact for the client, building strong relationships and maintaining our partnership approach.
  • Handle queries, complaints, and service concerns with professionalism and a solutions-focused mindset.
  • Meet regularly with the client to highlight key issues, upcoming work, and improvement opportunities. 
  • Support site-based services as part of the wider EMCOR team, ensuring all colleagues work safely and efficiently.
  • Coordinate team briefings, Toolbox Talks and site communications.
  • Monitor staffing levels and labour costs to ensure budget compliance.
  • Identify opportunities for cost reduction through improved maintenance techniques or service efficiencies.
  • Assist with recruitment and ensure compliance with processes and legislation.
  • Step in for the Operations Manager when required.
